Asset and Building Management

Serco’s asset and building management capability spans the full lifecycle, from planning and specifying assets for new facilities and mobilisation of asset management programs, to the long-term delivery of operations and maintenance services and end-of-life decommissioning.

We work with clients to define strategic scenarios in terms of benefits (value generation and risk reduction), operational costs and capital costs, in order to optimise investment and resource allocation. We help clients assess potential enhancements to their asset management and building management systems and advise on the implementation of innovations and future strategy.

We develop tailored business and engineering risk models and advise clients on the application of appropriate models to target expenditure more effectively. This is supported by wide-ranging testing and assessment services, including structural integrity testing, corrosion services, materials testing, thermal property determination and testing, and inspection qualification.

Dubai International Airport

In November 2016, Serco was awarded a six year contract with Dubai Airports to provide a full range of asset and building management services for Terminal 1, 2 and 3, as well as the airport’s cargo and ancillary buildings. We now maintain 182 buildings covering 1 million m² and over 80,000 individual assets through our 24x7 operations. Structures on the site range in age from two years to 50 years.

UAE University of Technology and Science, Abu Dhabi

Serco was awarded a 20 year contract to provide asset and building management services at the UAE University of Technology and Science in Abu Dhabi. Located in the city of Al Ain, the university has a sprawling 345,000 sqm campus, containing 10 colleges set across 14 sites. Serco provides comprehensive asset and building management services at the campus and has introduced energy and water efficiency innovations delivering annual savings of 1.18m AED.
