A landlord's perspective

The ‘Landlords perspective’ article in our first Landlord Newsletter was received very positively from the readership, with many landlords contacting us asking if they can hear from another landlord in the next edition.

So today we hear from the Managing Director of a property company who transitioned to Serco when Serco took over responsibility for the AASC contract from G4S to manage the Midlands and East of England regions.

“Having transitioned across to Serco from the G4S handover, I was nervous about handing over my properties to an organisation that I did not have any previous dealings with. My concerns were quickly laid to rest by the sheer professionalism and engagement by the Serco team. There were numerous Q+A sessions hosted across the country by the Serco Director in which there was absolute transparency and open engagement.

Over the 3 years that I have now worked with Serco I have increased my housing stock with the assistance of the Serco Procurement Team. Serco tenancy agreements are now recognised as secure lettings by numerous lenders and therefore access to funding for service user occupied buy-to-let properties has become an easier proposition for lenders.

The Serco team remain available to me by phone and email in the unlikely event that an issue arises, and there is always an out of hours cover providing a quick response.

Because the Serco leases are directly agreed with the landlord (or landlord representative) there are no agents fee’s deducted from the rental amounts, which makes the guaranteed rents one of the most favourable long term residential agreements currently available."

It has been a pleasure and a privilege to be a Serco landlord and we are in constant communication with the Serco Procurement Team to identify further opportunities to add to our current housing stock with Serco. The Serco long term managed lease are ideal for the novice investor or the larger portfolio landlord alike.
