Serco delivers a comprehensive suite of services to Abu Dhabi Global Market (ADGM) Square that protect the value of the property and provide a high-quality experience to all tenants and visitors.
Services provided include asset management, facilities maintenance and operations as well as core operational services such as security, cleaning, pest control and waste management. Supported by our computer-aided facility management (CAFM) system and helpdesk, we deliver true predictive maintenance at ADGM Square, ensuring all assets, equipment and shared spaces are available, clean, safe and secure.
We also provide ADGM Square with end-to-end property management services that include lease administration, tenant liaison and relations, project and commercial management and helpdesk services. Through forging working relationships with tenants we are able to deliver on our rent collection commitments as well as support tenants with conducting events within ADGM Square.
Our intimate knowledge of the facility and each individual asset, coupled with strong relationships with tenants built-up over a decade allows us to deliver a total asset management service wherein each service line synergises together forming a robust and fully integrated operational system.
By going over-and-above for the tenants, Serco contributes to a positive occupancy rate with low turnaround numbers. Our maintenance practices also result in a reduced tenant service charge, which when benchmarked against similar facilities regionally and internationally is one the of the lowest in the market. Serco is continually seeking opportunities to reduce this cost further through innovation and optimisation of our own service implementation.
Despite external factors influencing an increase in service charges, Serco has maintained its mission of continual improvement which has led to a progressive reduction in the overall tenant service charge over the last 5 years. This reduction in service charge rates has been achieved without any degradation of service or impact to customer satisfaction levels as demonstrated in the response to our annual customer satisfaction survey.
Serco strives to add value to all of our clients’ assets and at ADGM Square, we supported in the project’s LEED (Leadership in Energy and Environmental Design) Gold certification. Over the course of its tenure, Serco has significantly reduced utility costs for underused assets.
